A spacious single-story custom home designed for family living, entertaining, and long-term flexibility.

Project Overview

This 3,720-square-foot custom residence combines the warmth of traditional farmhouse architecture with a clean, updated material palette. Natural stone, vertical siding, dark-framed windows, and wood accents create an exterior that feels substantial without becoming overly formal.

Inside, the floor plan was organized around a large central living space that connects the kitchen, dining area, and covered back porch. Five bedrooms, multiple private bathroom arrangements, a dedicated study, and a separate game room provide space for family members to gather while still allowing privacy throughout the home.

The single-story layout also supports long-term livability, placing every major room on one accessible level.

Design Response

A Carefully Zoned Single-Story Floor Plan

Radius Design divided the home into distinct residential zones centered around the main living area.

The kitchen, dining room, and vaulted living room form the heart of the home. Their open arrangement supports daily family activity and larger gatherings while maintaining clear circulation between the entry, bedroom wings, and outdoor living areas.

The primary suite occupies a quieter end of the house and includes a spacious bedroom, large bathroom, walk-in closet, and direct access to the study. The arrangement gives the homeowners privacy while keeping work and personal spaces conveniently connected.

Secondary bedrooms are distributed across two additional areas. Bedrooms 3 and 4 share a Jack-and-Jill bathroom, while Bedroom 5 has access to a separate full bath near the mudroom. Bedroom 2 is positioned near the game room and includes its own walk-in closet and nearby bathroom.

This layout allows the home to accommodate children, guests, extended family, or multigenerational living without sacrificing privacy.

Open Living Designed for Gathering

The central living room features a vaulted ceiling and fireplace, giving the large open space a clear architectural focal point. The adjoining dining area maintains the same vaulted volume, helping the two spaces read as one connected gathering area.

An oversized kitchen island provides generous preparation space, casual seating, and a natural transition between the kitchen and living room. A large walk-in pantry adds storage away from the primary work area and helps keep the open kitchen organized.

Wide openings and carefully positioned windows bring natural light into the center of the floor plan while creating views toward the covered porch and backyard.

Covered Outdoor Living

The 508-square-foot covered back porch extends across the central portion of the house and connects directly to the main living spaces and game room.

The porch includes room for an outdoor kitchen, dining, seating, and an exterior fireplace. Its placement creates a natural continuation of the interior gathering spaces while providing shade and weather protection.

Large windows along the rear elevation help connect the interior to the landscape and bring daylight into the vaulted living and dining areas.
