Northlake Transitional Model Home

A spacious two-story model residence designed around entertaining, flexible family spaces, and refined Texas living.

Project Overview

This 4,516-square-foot model home in Northlake, Texas, was designed to showcase generous gathering spaces, private bedroom accommodations, and the flexibility expected in a high-end family residence.

The main level centers on an open kitchen, dining area, and vaulted living room with direct access to an expansive covered back patio. A private primary suite, guest suite, study, media room, and service spaces allow most daily living to remain on one floor.

Upstairs, two additional bedrooms, private bathrooms, walk-in closets, and a large game room create a separate area for children, guests, or extended family. Stone, stucco, broad rooflines, and carefully composed window groupings give the residence a substantial but welcoming Texas character.

The Challenge

Creating a Model Home with Everyday Livability

    • Present a memorable, high-end model home experience
    • Organize more than 4,500 square feet without losing comfortable scale
    • Provide separate spaces for entertaining, work, movies, and recreation
    • Accommodate both the primary suite and a private guest suite downstairs
    • Connect the main living areas to substantial covered outdoor space
    • Maintain privacy between the first-floor and upper-floor bedroom zones
    • Integrate a three-car garage without allowing it to dominate the front elevation

Design Response

Distinct Living Zones Connected by a Central Gathering Space

The floor plan is organized around a large central living area that connects the kitchen, dining room, foyer, and covered back patio. This open arrangement creates a strong visual center while maintaining clear paths to the home’s quieter private spaces.

The primary suite and study occupy one side of the main level, separated from the garage, media room, and guest accommodations. The guest suite includes a private bathroom and sits close to the covered patio, giving visitors a comfortable space removed from the primary bedroom.

Upstairs, two bedrooms have their own bathroom and walk-in closet arrangements. A large game room provides a shared recreation area without placing additional noise near the primary living spaces.

Open Living and Entertaining

The vaulted living room serves as the architectural heart of the residence. Its height, fireplace, and wide rear window and door groupings give the space a strong focal point while opening views toward the covered patio.

The adjacent kitchen includes a generous island, extensive cabinetry, and a walk-in pantry. A separate beverage bar supports entertaining while keeping refreshments outside the kitchen’s primary work area.

The dining room remains visually connected to both the kitchen and living room, allowing the three spaces to function together for larger gatherings.

Architectural Character

The exterior combines stone and stucco with layered gables, broad hip roof forms, and dark-trimmed windows. Stone is concentrated around the main entrance and prominent front-facing elements, giving the home texture and visual weight.

The garage is divided into separate two-car and one-car sections, helping reduce its apparent scale. On the rear elevation, multiple window and door groupings bring light into the living areas and create a more open relationship with the covered patio.
