Project Overview
This second story addition over an existing garage was designed to maximize livable space while maintaining structural efficiency and a clean, buildable form. The project adds a full upper-level living area featuring vaulted ceilings, exposed beam detailing, and direct access to an elevated outdoor deck.
The design focuses on a clear load path and efficient framing strategy, allowing for a large-span garage below while supporting conditioned space above. This approach minimizes unnecessary complexity while delivering a highly functional expansion.
Inside, the layout is organized as an open-concept living and dining space, anchored by a custom built-in cabinetry wall. Natural light, volume, and circulation were prioritized to create a comfortable and flexible environment for everyday use.
This project reflects a practical, builder-focused approach to residential additions—balancing design, structure, and cost efficiency.
